Architectural and space-planning solutions

The designed residential building with built-in premises and underground parking is an 8-storey 3-section L-shaped building in plan with a corner tower completed with a dome, measuring 64,80x45,00 m in the extreme axes. The residential building is designed along Officersky Lane, has a stepped completion of the volume along axis 1, the main facade is oriented to the alley. Entrances to the residential part and to the built-in premises are provided from the side of the alley, the intra-block passage and from the yard. The height of the building from the planning mark of the ground to the mark of the top of the parapet is 28,00 m, to the mark of the top of the dome of the corner tower - 36,80 m. The level of the finished floor of the first floor, corresponding to the absolute mark of 0,000, is taken as a relative mark of 5,00. The height of the floors is: basement at the level - 6,500 - 3,0 m, basement at the level - 3, 500 - 3,5 m, first - 3,6 m, residential floors - 3,15 m. underground closed-type parking for 139 parking spaces, as well as premises for maintenance of the building and the premises of the HOA. The car park has separate entrances from the side of the courtyard, located in each stairwell. On the ground floor there are built-in premises for offices without a final internal layout, intended for rent or sale, with separate entrances from the residential part. Space-planning solutions for built-in premises must be agreed in accordance with the procedure established by law after determining their owners. On the first floor, concierge rooms, entrance lobbies of the residential part of the building, elevator lobbies, pantries for cleaning equipment, garbage collection chambers and an electrical panel room, which has an independent exit to the outside from the courtyard, are designed. Apartments are designed from the second to the eighth floors. On each floor - from 3 to 6 apartments of different types. Each apartment from the 3rd to the 8th floor is designed with a loggia or a terrace. For vertical connection between the floors in each section of the building there is a stair-lift assembly with a passenger-and-freight elevator with a carrying capacity of 1000 kg. Staircases are designed as L1 type. The building is not equipped with a garbage chute in accordance with the design assignment. Waste removal is provided in garbage bags directly into the garbage collection chamber. On the roof in the area of ​​the stairwell, a superstructure was designed for access to the roof, in the axes E / D and 3/7 - a modular gas boiler house. The roof is made of rolled materials, the coating is flat, with an organized internal drain. Internal partitions - brick and reinforced concrete. Filling window openings - window blocks made of metal-plastic profiles with double-glazed windows. Loggias - stained glass design with an aluminum frame. Finishing of the facades of the building: Walls - basement and first floors, retaining walls and ramp - are lined with slabs of natural stone (granite) of red-brown color with a polished and matte surface of the stone, above - painting on plaster in light beige and red-brown color with highlight architectural decorative elements in white. The premises of apartments and offices are designed without interior decoration.

Structural and space-planning solutions

Constructive solutions for a residential building are developed taking into account the location of the building in the existing building. The existing residential buildings No. 30/3, 5, 6, 7b fall into the 8-meter risk zone of new construction. Inspections of building structures have been completed. Buildings - different years of construction, with load-bearing brick walls and rubble strip foundations on a natural foundation. Ceilings - wooden, coverings - wooden truss system. Separate structures are in an unacceptable and emergency condition: the balconies and canopies of house No. 6 are in an emergency condition, the cornice on the section of the wall of house No. 7 is destroyed, part of the facade wall of house No. 8b is in an unacceptable condition. The project documentation developed measures to eliminate the accident rate of structures before the start of construction: strengthening the load-bearing structures of balconies and canopies, installing steel screeds on brick walls, and restoring the cornice. Houses No. 6, 8b are assigned to the third category of the technical condition of structures, houses No. 3/5, 7 - to the second category of the technical condition of structures according to TSN 50-302-2004. The new residential building is designed in monolithic reinforced concrete structures. Responsibility level – II, normal. The structural system of the building is combined: up to the first floor inclusive - column-wall with an irregular column spacing, above - cross-wall. The stability and spatial rigidity of the building is ensured by the joint work of monolithic floors and vertical load-bearing structures. The material of above-ground structures is concrete of class B25, F100; underground structures - concrete class B30, F150, W8, reinforcement class A400C, B500. Columns with a section of 400 x 700 mm and 400 x 400 mm; walls 150 thick; 200; 250 mm. Floor slabs and coverings - beamless flat slabs with a thickness of 210 and 200 mm, and a variable thickness of 200/400 mm. On the roof in the corner of the building, a dome made of steel structures with a metal-plastic coating was designed. The dome structures rest on a closed annular monolithic reinforced concrete wall. The external multi-layer walls of the building are designed in two types: load-bearing - from monolithic reinforced concrete 250 mm thick, effective insulation 100 mm thick and solid brick M150, F50 250 mm thick with plaster finishing; non-bearing - with floor-by-floor support on floors, from aerated concrete B2,5; F50 350 mm thick and an outer layer of solid bricks M150, F50 250 mm thick with plaster finish. The connection of the layers and the fastening of the walls to the supporting frame is carried out by flexible connections with an anti-corrosion coating. The foundation of the building is piled. Piles - bored piles with a diameter of 520 mm, a length of 22 m from the planning mark of the earth, carried out using the Fundex technology from the daylight surface. Pile material - concrete class B25, W8, F150; fittings of class A400C. Grills - monolithic reinforced concrete, under columns 900 mm high, under walls - 450 mm, united by a slab 300 mm thick. The connection of piles with grillage is rigid. Under the grillages, a concrete preparation 50 mm thick made of B7,5 class concrete is provided. The grillage material is B30, W8, F150 class concrete; fittings of class A400C, B500. At the base of the piles at an absolute mark of minus 19.00 - sandy brownish-gray hard sandy loam (E = 200 kgf / cm2; IL = -0,84). The calculated pile load of 200 tf was adopted based on the results of control tests of piles with a static load. The expected settlement of the building is 2,6 cm. To protect the surrounding buildings from additional settlements during the process of dewatering, when constructing buried floors in water-saturated flowing soils, the project provides for fencing the excavation of secant piles with a diameter of 530 mm with a step of 490 mm to a depth of 18 m from the day surface. Light silty gray semi-solid loams (Е=110 kgf/cm2; IL=0,15) are taken as the base layer of secant piles, which play the role of a water stop. Before the start of work on excavation of a pit on secant piles, a spacer system is provided, which is subsequently partially dismantled. The retained section of the spacer system - a tie grillage along secant piles - is included in the overall operation of the building, as a support for the outer walls of the building. The static calculation of the supporting structures of the building, taking into account the joint work of the building with the base, was performed using the SCAD 11.1 software package. The relative mark of 0,000 corresponds to the absolute mark of 5.00. An assessment of the impact of new construction on the surrounding development has been completed.
