Space planning solution

Designed an administrative building. The project provides for the creation of a single volume of 3-4-5-7 floors, including the existing unfinished reconstructed 3-floor. building. There are two dispersed evacuation exits from each floor. The building is 3-4-5-7 floors, complex in plan. The difference in height of the building was chosen from the conditions of the insolation map. An insolation pocket is designed in the axes Г-Ж, which allows not to disturb the lighting conditions of the neighboring buildings. One of the activities of the company is connected with the introduction of electrical developments for sea and water transport. In this regard, it was chosen to associate the external appearance of the building with a sailing ship. The reconstructed building was previously an industrial building intended for for a motor transport enterprise, partially reconstructed and adapted to current tasks, combined at the level of the 2nd and 3rd floors. The building represents one fire compartment. In the reconstructed part of the building, structural protection of metal structures by plastering is provided - 40mm. The main facade of the new building faces the embankment of the Smolenka River. In the area of ​​the first floor, a parking lot for office employees, open for 43 cars, has been designed. Drives and parking of vehicles entering the water protection zone are provided in specially equipped places with a hard surface (for the period of construction and operation) (Water Code of the Russian Federation, Art. 65). In the parking lot, from the side of the main facade, a fence (lamellas) is designed for the entire height of the floor. Driveways will connect the courtyard and the entrances to the building from all sides. The height of the driveways is 4,5m, the clear width is 6m. For vertical connections, 3 elevators are designed, with a carrying capacity of 650 kg, 1000 kg, 4 stairs of the H2 type, a metal staircase of the H3 type, a technological staircase in the reconstructed building. The entrance to the parking lot is provided from the side of the main entrance (intra-quarter passage (continuation of the street), the location of the entrance is determined (engineering and topographic plan. M 1:500, with the indicated position of the roads) of the quarter. An additional entrance is also being designed from the side of the intra-block passage near the footbridge, which will allow employees on foot to reach the public center st. metro station Primorskaya. The mark of the finished floor 0.000 (absolute mark 3,850 in the Baltic coordinate system) is taken as the mark of the first floor of the building. The project documentation ensures the accessibility of the building for people with limited mobility at the level of the first floor.

Designs
